Investing in Mexico Real Estate: A Clear-Eyed 2026 Guide

Investing in Mexico real estate works when the home is one you'll actually use. Rent can cover part of the cost, and some areas have risen in value, but the data doesn't support buying in Mexico purely as a financial bet. Resale is slow, the peso moves, and the taxes and fees on each purchase and sale add up to several percent of the price.
Here is what the numbers show as of October 2026. In San Miguel de Allende, homes sold between January and September spent a median of six months on the market. Over the last five years the peso traded between 16.34 and 21.82 per dollar. Closing costs typically run 4% to 9% of the price, and a non-resident seller pays 25% of the gross price in Mexican income tax unless they elect 35% of the gain.
Why people invest in Mexico real estate
Buyers usually combine three reasons:
- Use. A place for winters, for retirement or for family visits. Some buy years before they move.
- Lifestyle. Climate, walkable streets, food, a slower routine. None of that shows up in a spreadsheet, and it still counts.
- Rent. Renting the home when you're away to cover predial, condominium fees, staff and upkeep.
The order matters. A home bought for use and rented part of the year can ride out a slow market. A home bought only for rental income has to hit its numbers every year. It also helps to know who your eventual buyer is: in San Miguel, 69% of buyers from January to September 2026 came from the US and 26% were Mexican, according to the local MLS.
What drives value in each destination
San Miguel de Allende
UNESCO inscribed the town on its World Heritage List in 2008. It sits at 1,917 m (about 6,290 ft), with a mean temperature of 18.2 °C, about an hour from Querétaro's airport and an hour and a half from BJX in León. Those traits don't change from one year to the next.
The market is mixed. Between January 7 and September 30, 2026, the local MLS recorded 339 sales with a median price of US$385,000; homes priced in dollars had a median of US$516,000. Homes sold at a median 96% of asking, and 92% of price changes were cuts. A separate local count put resale inventory at 857 homes in September 2026. That is about 25 months of supply, against the 15 to 18 months the same source calls normal for this mostly cash market. Our guide to San Miguel de Allende home prices breaks this down by neighborhood.
Puerto Escondido
Getting there is what changed. The Barranca Larga–Ventanilla highway opened on February 4, 2024, and cut the drive from Oaxaca City from 6.5 hours to about 2.5, according to Mexico's transport ministry (SICT). United began flying from Houston on April 5, 2025, and American has been reported flying from Dallas/Fort Worth since December 2025. Airport traffic was reported at 948,590 passengers in 2025, up from 407,651 in 2019. Better connections bring more buyers and more supply at the same time. Our guide to Puerto Escondido real estate covers the areas and the closing.
Huatulco
FONATUR, the federal tourism agency, planned Huatulco in the 1980s, and a national park decreed in 1998 protects 11,890.98 hectares of land and sea. That limits how much of the coast can be built. The municipality grew 31.7% between 2010 and 2020, to 50,862 residents. One change to follow: FONATUR handed water, sewage, roads and waste collection to the state and the municipality at the start of 2024, according to local press.
The risks to price in
Currency
From October 2021 to October 2026, Banxico's FIX rate ranged from 16.3357 (April 8, 2024) to 21.8185 (November 26, 2021). A home priced at MXN 5 million cost about US$229,000 at one end and US$306,000 at the other, a 34% swing. If you earn dollars and the home is priced in pesos, a weak peso helps when you buy and hurts when you sell. Rent collected in pesos moves the same way.
Liquidity
In the San Miguel MLS data, more than a fifth of 2026 sales took over a year. Few buyers can get a mortgage for Mexican property, so the market runs mostly on cash, and that narrows the pool of people who can buy from you. Budget as if you'll hold for years.
Legal
Within 50 km of the coast, foreigners hold property through a bank trust (fideicomiso). Ejido land can be sold to outsiders only after it's converted to private property and registered, and a sale that skips steps can be annulled. The notary checks for liens, and Mexican title insurance exists. Cash payments of MXN 941,412.75 or more for real estate are prohibited in 2026.
Pre-construction
Buying off-plan lowers the entry price and adds two risks: late delivery and the developer's solvency. Deposits often aren't held in escrow, and cross-border lenders fund only at completion. Read buying pre-construction property in Mexico before you sign.
Climate and safety
The Eastern Pacific hurricane season runs from May 15 to November 30. Hurricane Erick made landfall as a Category 3 storm west of Puerto Escondido on June 19, 2025, and caused damage in about 22 municipalities in Oaxaca and Guerrero, Puerto Escondido among them. In San Miguel, the nonprofit Caminos de Agua reports that the regional aquifer is dropping 0.5 to 2 meters a year. The US State Department rates Guanajuato at Level 3 ("Reconsider travel") and Oaxaca at Level 2, with no restrictions for Puerto Escondido or Huatulco.
How you pay changes the math
Purchases here are mostly cash. In October 2026, a HELOC on a US home averaged 7.34% (variable), and the one cross-border lender we could verify quoted 10.0% to 12.4% fixed in dollars, with at least 35% down. Mexican banks lend in pesos at 9.15% to 13.25%, but only to residents with income documented in Mexico. If the loan costs more each year than the home earns after expenses, the financing absorbs the rent. Run that comparison before you choose a property, not after.
Taxes on rent and on sale
Rental income is taxed as it arrives. On Airbnb and similar platforms, a host with an RFC has 4% income tax and 8% VAT withheld in 2026, and state lodging taxes add 4% in Guanajuato and 5% in Oaxaca for houses and apartments. Our guide to renting out your property in Mexico goes through each layer.
On a sale, a non-resident pays 25% of the gross price with no deductions, or can elect 35% of the gain; in a deeded sale the notary withholds it and no Mexican representative is needed for the 35% option. Mexican tax residents can exempt up to 700,000 UDIs of the price on their own home (about MXN 6.2 million in October 2026), once every three years. In the US, the sale goes on Form 8949 and Schedule D, and Mexican tax paid can generally be credited. Taxes on Mexican property for Americans covers each step.
How to compare properties
Put two homes side by side and fill in the same lines for each. Here are the fixed ones for three destinations:
| Line | San Miguel de Allende | Huatulco | Puerto Escondido |
|---|---|---|---|
| Ownership for foreigners | Direct title; SRE filing of MXN 5,250 | Fideicomiso; SRE permit of MXN 21,650 plus bank fees | Fideicomiso; SRE permit of MXN 21,650 plus bank fees |
| Acquisition tax, 2026 | Sliding 2%–4% (about 2.1% on MXN 2M, 3.6% on MXN 10M) | 2.5%–4.75% by bracket, plus a 10% surcharge | 2% plus a 5% surcharge (2.1%) |
| Annual property tax rate | 0.234%–0.354% of cadastral value | 0.5% | 0.5% |
| Nearest airport | Querétaro, about 1 hour | Huatulco (HUX) | Puerto Escondido (PXM) |
| State lodging tax | 4% | 5% | 5% |
| Main thing to check | Resale time, water | Hurricane season, services after FONATUR | Hurricane season, water and roads |
Then add the lines only you can fill in: the currency of the price, the condominium fee and its rental rules, how many weeks a year you'll be there, and how long you're willing to wait to sell. Predial is charged on the cadastral value, which is usually well below market value, so annual bills are low by US standards. The trust's annual bank fee, typically USD 500 to 2,000, is not.
