San Miguel de Allende real estate prices in 2026 center on a median sale price of US$385,000, based on 339 closings recorded on the local MLS from January 7 to September 30. Homes priced in dollars sold at a median of US$516,000, and homes priced in pesos at about US$212,000.

Buyers paid a median 96% of the asking price, and the typical home took six months to sell. Asking prices run from about $117,000 in Zirándaro to $12.5 million in Centro. Location, views, lot size and the historic-zone rules explain most of that spread.

These figures describe sales recorded on the MLS during the first nine months of the year. They are not a forecast, and a single high-end sale can move an average more than a median.

Who is buying

Americans bought 69% of the homes and Mexicans 26%. Listings come in both currencies, and dollar-priced homes had a median more than twice that of peso-priced homes.

The peso matters even for dollar buyers. During the period, it moved from 16.95 to 18.13 per dollar in five weeks, which lowered the dollar cost of a peso-priced home by about 6.5%. A house listed at MXN 5 million went from about US$295,000 to US$276,000 without any change in the asking price.

Demand from the US has a residency side, too. In 2025, Mexico issued 697 temporary and 656 permanent residency cards to US nationals living in San Miguel. Price and residency also meet directly: owning real estate worth more than MXN 10,758,500 (about US$584,000 in 2026) is one of the routes to temporary residency, as our guide to Mexico residency through real estate explains.

Supply, time on market and price cuts

The MLS recorded 977 new listings in the period, about 2.9 for every sale. Of all price changes, 92% were reductions, with a median cut of 6.3%.

A separate count, kept by a local brokerage, put resale inventory at 857 homes in September 2026, about 25 months of supply at the current pace. The same count considers 15 to 18 months normal for San Miguel, where most buyers pay cash. It also found that resales rose 24.7% in 2025 while the average price fell from US$650,462 to US$568,829, partly because fewer homes sold above US$2 million (12, against 19 in 2024). Through August 2026 it counted 253 closings, against 289 a year earlier.

Read together, the two datasets describe a market where buyers have time to compare, negotiate and inspect. They don't say where prices will go next.

Price per square meter is harder to pin down. Crowd-sourced figures from October 2026, based on only 54 entries, put apartments at about MXN 49,720 per m² in the center (about US$2,700, or US$251 per square foot) and MXN 29,433 outside it (about US$1,600). Use them as a rough guide only.

What drives price in San Miguel

The historic center and UNESCO

In 2008 UNESCO inscribed the "Protective Town of San Miguel and the Sanctuary of Jesús Nazareno de Atotonilco" as a World Heritage site. Centro is also a federal historic monument zone. Under the federal monuments law, works inside the zone need prior INAH authorization, owners of declared monuments need permission to restore or alter them, and signs and utility lines are regulated. The municipal urban plan (PMDUOET 2019–2040) adds its own layer.

The result is a fixed stock of houses in the core and longer timelines for renovation. Branded residences have entered at the top: Waldorf Astoria Residences has 27 units in Centro, and one 653 m² Rosewood Residences unit sold for US$2.5 million, about US$3,800 per m².

Water

A new connection needs a feasibility letter from SAPASMA, the municipal utility, and septic systems and pools need approvals. The NGO Caminos de Agua reports that the regional aquifer is dropping 0.5 to 2 meters a year, with rising arsenic and fluoride. Ask about cisterns, rooftop tanks, a tested well and solar power before you compare two prices.

Views

In Centro, listings lead with rooftop views of the Parroquia. On the hillsides, the floor rises with the view: houses in Ojo de Agua started at $779,000 and in Balcones at $479,000, against $217,000 in La Lejona.

Lot size and land

Centro houses sit on narrow colonial lots. Toward Atotonilco and the Presa Allende, land started at $43,000 and ranches ran $190,000 to $597,000, so space costs less per square meter once you accept a drive.

Currency of the listing

The gap between the dollar-priced median (US$516,000) and the peso-priced median (about US$212,000) largely reflects which homes are listed in each currency. It isn't a discount on the same house.

What you pay on top of the price

San Miguel is outside Mexico's restricted zone, so Americans hold direct title after filing a written agreement with the Foreign Ministry (SRE); the 2026 fee is MXN 5,250. Before you sign, the notary checks the no-liens certificate and the current property-tax and water receipts, and an authorized appraiser prepares the appraisal (avalúo) that sets the tax base; it typically costs about US$200 to US$300.

Declare the real price in the deed. If the tax authority's appraisal comes in more than 10% above the agreed price, the law treats the whole difference as income of the foreign buyer, taxed at 25%. Acquisition tax, notary fees and registration come on top; our guide to the cost of buying property in Mexico lists them, and how to buy property in Mexico as an American covers each step.

If you sell later as a non-resident, the notary withholds income tax at 25% of the gross price, or 35% of the gain if you elect it, and Guanajuato charges a 5% state tax on the gain. Two homes we represent show how these factors add up at the upper end of the market. Casa Campanas, priced in dollars at USD $3,000,000, has six bedrooms around a central courtyard, 5 km from the center and under 1 km from the Hípico Otomí. Casa Mirador is priced in pesos at MXN $90,000,000 (about US$4.9 million in October 2026), on a 10,222 m² lot facing east toward the parroquias, with a rooftop pool; each peso the dollar gains or loses moves its dollar cost by roughly a quarter of a million dollars. We share the exact address of either when you contact us.
