The cost of living in San Miguel de Allende for a couple renting a two-bedroom outside Centro runs about MXN 38,600 to 57,600 a month in October 2026, or roughly US$2,100 to US$3,130 at 18.4 pesos per dollar. Living in Centro, San Antonio or Balcones with a housekeeper and a gardener moves that to about MXN 75,400 to 117,200 (US$4,100 to US$6,370).

Rent is the line that moves the total. Owners drop it but take on property tax, condominium fees and upkeep. We built the ranges item by item from crowd-sourced prices updated October 15, 2026, Mexico's 2026 wage tables, CFE's electricity tariffs and expat cost guides published this year. They land close to the US$2,400 to US$3,400 a month those guides quote for a renting couple.

What each column assumes:

  • Outside Centro means La Lejona or Los Frailes, local-market groceries and a housekeeper two days a week at the legal minimum wage.
  • Centro, San Antonio or Balcones means a larger rental, imported groceries and a full-time housekeeper plus a gardener.
  • Utilities are for an apartment. A large house can pay much more for electricity (see below).
  • Health insurance is an international plan for two healthy adults. Older buyers pay more.

Prices are dated October 2026 and converted at about 18.4 MXN per USD (Banxico's FIX rate was 18.4253 on October 19). Peso costs stay put while the dollar figure moves with the rate.

Rent by neighborhood

Crowd-sourced averages from October 2026 put a one-bedroom in the center at MXN 19,541 a month (about US$1,060), within a range of MXN 10,200 to 24,046. Outside the center, the average was MXN 11,550 (about US$630). A three-bedroom averaged MXN 43,355 in the center and MXN 22,927 outside.

October 2026 listings break it down further:

  • One bedroom in San Antonio, La Lejona or Los Frailes: MXN 14,000–18,000.
  • Furnished one bedroom in Centro or Guadiana: MXN 25,000–35,000.
  • Two bedrooms in La Lejona or Los Frailes: MXN 18,000–22,000.
  • Two bedrooms in Centro, San Antonio or Balcones: MXN 40,000–55,000.

Our guide to San Miguel de Allende neighborhoods explains what each area is like. Renting for a season in the one you're considering is a low-cost way to test the walk, the noise and the water before you buy.

Groceries and eating out

Expat guides from 2026 put a couple's groceries at US$250 to US$350 a month when you shop at local markets, and US$400 to US$600 with imported goods. Crowd-sourced prices from October 2026 give a sense of the basket: a liter of milk at MXN 27.78, a dozen eggs at MXN 54.63, a kilo of chicken fillets at about MXN 225.

Eating out spans a wide range. Street tacos run US$1 to US$3 each and a comida corrida (set lunch) US$6 to US$8. An inexpensive restaurant meal averages MXN 275 (about US$15), a mid-range dinner for two MXN 775 (usually MXN 600 to 1,200), and a cappuccino MXN 68.

Household help

Mexico sets a separate minimum wage for domestic workers. In 2026 it is MXN 342.47 a day (about US$18.60), above the general minimum of MXN 315.04. Two days a week at that floor comes to about MXN 3,000 a month.

Market pay in San Miguel sits above the floor. A full-time housekeeper costs about US$700 a month, and a housekeeper plus a gardener MXN 15,000 to 25,000. Hiring household staff formally carries obligations under Mexican labor law, so ask a local contador (accountant) what applies to you.

Utilities: electricity, gas, water and internet

Basic utilities for an 85 m² apartment average MXN 757 a month in crowd-sourced data, within a range of MXN 480 to 1,700. Internet at 60 Mbps or more runs about MXN 756, and a mobile plan with 10 GB of data about MXN 293.

Electricity is where houses differ. CFE moves a home to its high-consumption DAC tariff when the rolling 12-month average tops 250 kWh a month. CFE's October 2026 DAC table for the Central region charges MXN 6.73 per kWh plus MXN 145.79 a month, against MXN 1.14 per kWh in the basic block of the regular tariff. Expat guides report typical bills of US$20 to US$50 every two months, and over US$150 for homes on DAC. Solar panels are common for that reason.

Water heaters and stoves often run on LP gas, which was capped at MXN 19.60 per kilo in September 2026. Water bills from SAPASMA, the municipal utility, depend on the home, so ask the landlord or seller for recent receipts. Budget for filtered or delivered drinking water too.

Healthcare costs

A private doctor or specialist visit costs about US$40 to US$70, and a pharmacy clinic visit MXN 50 to 100. International insurance runs about US$150 to US$300 a month for a healthy adult, and many Mexican insurers stop accepting new applicants between ages 64 and 70.

Medicare usually doesn't cover care outside the US. IMSS, Mexico's social security institute, sells voluntary coverage: in 2026 it costs MXN 20,600 a year per person aged 60 to 69 and MXN 21,500 for ages 70 to 79. It excludes many pre-existing conditions and has waiting periods (one year for many surgeries, two for orthopedic surgery). Many hospitals in Mexico won't discharge a patient until the bill is paid. We list the hospitals in town and in Querétaro in our guide to moving to San Miguel de Allende.

Getting around

In Centro, Guadiana and San Antonio, most errands are on foot. A taxi ride averages about MXN 80 in crowd-sourced data, a city bus ticket MXN 10, and gasoline MXN 27.33 a liter (about US$5.60 a gallon).

If you bring a car, liability insurance is mandatory on federal roads, and you'll need a Mexican policy. For airport runs, the State Department advises against driving between cities after dark.

Ownership costs: property tax, HOA and upkeep

  • Property tax (predial). The municipality charges it on the cadastral value it assigns to the property, at rates set each year in San Miguel's revenue law (Ley de Ingresos). Ask the seller for the latest receipts; the notary checks they're current before closing. We explain how predial works in taxes on Mexican property for Americans.
  • No bank-trust fee. San Miguel is outside the restricted zone, so you own directly. On the coast, the annual fideicomiso fee typically runs US$500 to US$2,000.
  • Condominium fees (HOA). Gated developments, such as those in La Lejona and Malanquín, charge a monthly fee set by their reglamento. Ask for the reglamento, the current budget and 12 months of receipts.
  • Upkeep. Gardener, pool, cleaning of cisterns and rooftop tanks, and roof sealing before the June–September rains, which bring about 74% of the year's rainfall.

One-time costs at purchase (taxes, notary, registration) are separate; our guide to the cost of buying property in Mexico lists them. For what homes sell for, see San Miguel de Allende real estate prices, and for the purchase steps, how to buy property in Mexico as an American.

If you're weighing a larger home, ask for its CFE bills along with the price. Casa Mirador, on a 10,222 m² lot facing east toward the parroquias, runs on solar panels and stores water in two cisterns; it is listed at MXN $90,000,000. Casa Campanas, with six bedrooms around a central courtyard 5 km from the center and under 1 km from the Hípico Otomí, keeps a covered pool at 30 °C; it is listed at USD $3,000,000. We can share the running costs of either and the exact address when you write to us.
