Puerto Escondido real estate has changed more since 2024 than in the decade before. A new highway cut the drive from Oaxaca City from 6.5 hours to about 2.5, and US airlines now fly in from Houston and Dallas. Foreigners buy through a bank trust (fideicomiso), and the transfer tax in San Pedro Mixtepec, the municipality that includes the town, is 2% plus a 5% surcharge, or 2.1%.

Prices vary widely. In October 2026 listings, a new two-bedroom, 70 m² unit in Brisas de Zicatela started at MXN 3.045 million (about US$165,000), with delivery in December 2026, and a pre-sale penthouse in Punta Zicatela was listed at MXN 8.7 million (about US$470,000). Below: what changed, the main areas, how the closing works, and what to check on water, roads and storms.

What changed since 2024

The highway. The Barranca Larga–Ventanilla highway opened on February 4, 2024. It runs 104 km, and Mexico's transport ministry (SICT) says it cut the trip from Oaxaca City from 6.5 hours to 2.5. From Oaxaca's zócalo, plan on about three hours door to door. CAPUFE, the federal toll-road operator, runs it. The full-route car toll was reported at MXN 490 after an April 2026 increase.

The flights. United launched Houston–Puerto Escondido on April 5, 2025, the first US airline at the airport (PXM). American has been reported flying from Dallas/Fort Worth twice a week since December 3, 2025, as a seasonal route. WestJet flies weekly from Calgary in season. Domestic flights connect with Mexico City, Felipe Ángeles, Guadalajara, Monterrey (seasonal), Tijuana and, from December 2026, Puebla.

Airport traffic was reported at 948,590 passengers in 2025, more than double the 407,651 of 2019. A new terminal is planned, with no published completion date.

The town. San Pedro Mixtepec had 49,780 residents in 2020, up 16.1% in a decade, and the town itself counted 29,903, up from 20,178 in 2005. The US State Department rates Oaxaca at Level 2 and lists no restrictions for Puerto Escondido. Its restriction on Highway 200 applies west of Pinotepa toward the Guerrero border, not to the stretch east toward Huatulco.

Puerto Escondido real estate by area

Zicatela and La Punta

Zicatela is the surf beach known as the "Mexican Pipeline." The World Surf League has held events here, including big-wave contests in 2016 and 2017 and a qualifying series event in December 2024. The southern end is known locally as La Punta. Two of the condo projects in October 2026 listings, Brisas de Zicatela and Punta Zicatela, were along this stretch.

Rinconada, Carrizalillo and Bacocho

These are established colonias on the west side of town, toward the airport. We didn't find reliable, dated price ranges for them, so compare current listings directly and ask for recent sale prices in the same street.

East of town: El Puertecito and Colotepec

El Puertecito is a beach area in the congregación of Santa Elena, about 20 minutes south-east of Puerto Escondido toward Mazunte. It belongs to Santa María Colotepec, a different municipality from San Pedro Mixtepec. That matters, because taxes, permits and services are set by each municipality. Listings describe calm water with pools sheltered by rocks.

Buying in Puerto Escondido: trust, taxes and fees

The trust. Within 50 km of the coast, foreigners hold property through a fideicomiso: a Mexican bank holds title for you as beneficiary, for up to 50 years, renewable. The SRE permit costs MXN 21,650 in 2026, plus MXN 596.29 for the application review. Bank setup typically runs USD 1,500 to 3,000 including the permit, and the annual bank fee USD 500 to 2,000, depending on the bank. Our fideicomiso guide covers how to set it up and name substitute beneficiaries.

Taxes and fees by municipality:

On a MXN 3 million home in San Pedro Mixtepec, the transfer tax is MXN 63,000, due within 30 days. That is lower than in Huatulco, where the same home would pay about 3.85% with that town's surcharge. The full list of closing costs is in our guide to the cost of buying property in Mexico, and if you plan to rent, see renting out your property in Mexico.

Paying for it. In October 2026, the one cross-border dollar lender we could verify asked for at least 35% down and quoted 10.0% to 12.4% fixed; it can fund a pre-construction unit once the completion date is within 120 days. A HELOC on a US home averaged 7.34%, variable. Developer plans commonly ask for 30% to 50% during construction, often at 0%, with the balance due at delivery, so decide how you'll pay that balance before you sign.

Water, roads and power

Water. Puerto Escondido gets about 716 mm of rain a year, 96% of it from May to October, so the dry season runs roughly November to April. Ask whether the property has a municipal connection, a well, or both; how big the cistern is; and whether it relies on water trucks in the dry months. San Pedro Mixtepec's 2026 income law sets a minimum of MXN 364.83 a month for up to 50 m³ for a "tourist home," but it doesn't say which zones that tariff covers.

Roads. Outside the center, ask whether the last stretch to the property is paved, who maintains it and how it holds up in the rainy season. Drive it yourself in a rental car before you commit.

Power and internet. Ask the seller for a year of CFE bills and check what internet service reaches the street. Service can differ from one area to the next.

Hurricane season

The Eastern Pacific season runs from May 15 to November 30. Hurricane Agatha came ashore as a Category 2 near La Redonda, on this coast, on May 30, 2022. Hurricane Erick made landfall as a Category 3 storm in western Oaxaca, west of Puerto Escondido, on June 19, 2025, and the National Hurricane Center reported damage in about 22 municipalities in Oaxaca and Guerrero, Puerto Escondido among them.

Ask how the building fared in Erick, and look at the roof, windows, drainage and any retaining walls. On a bluff, ask about erosion. Get an insurance quote before you sign; we didn't find published premiums for this market.

What to check before you buy

  1. Municipality. San Pedro Mixtepec or Santa María Colotepec, and the taxes and permits that follow.
  2. Title. A deed recorded in the Registro Público and a current no-liens certificate. Ejido land must be converted to private property and registered before it can be sold to you.
  3. The trust. Which bank, its fees and your substitute beneficiaries.
  4. Water and road. Source, cistern, dry-season supply and who maintains the road.
  5. Pre-construction. Permits, delivery date, payment schedule and where deposits are held.
  6. Receipts. Predial and water paid to date.

The steps from offer to deed are the same as anywhere in Mexico; see how to buy property in Mexico as an American. If you're also considering the bays farther east along Highway 200, compare with Huatulco real estate.

In El Puertecito, Biaani is a building of four apartments by the architecture studio Anonimous, 32 km from the airport, with units of 138 and 161 m². Two are available, with prices on request. Since El Puertecito is in Colotepec, we can confirm that municipality's taxes and fees with the notary before you make an offer.
